“Those are genuinely different agent profiles, but importantly, both models offer agents compelling economics that reward performance. The bright side is that agents don’t need to pick just one model. An agent who thrives in the RE/MAX franchise environment stays with RE/MAX. An agent who prefers the Real model can stay with Real. From a financial standpoint, the combination gives us much more diversified revenue base.

RE/MAX recurring franchise fees are not as correlated to the housing transaction volume the way Real’s commission revenue is, so we become a more resilient business through the cycle. Hopefully, we’ll see the housing market improving soon, but even if it doesn’t, we’ve demonstrated that we know how to grow and increase profitability regardless of the market conditions.”

On April 27, 2026, The Real Brokerage – a small but disruptive cloud-based real estate brokerage with a market cap barely above $500 million – announced the acquisition of one of the most storied brands in real estate: Re/Max Holdings. The red, white, and blue hot air balloon is going out with a whimper, with the stock down 92% from its highs at the time of the merger announcement.

The terms of the deal are funky, which will be addressed in this piece. On the other side of the transaction, The Real Brokerage will have tripled its agent count in a time of continued stagnation in the US residential real estate market, potentially buying in at a low point in the cycle. With its Q2 earnings released earlier this month, the company showed further market share gains and is one of if not the only real estate brokerages growing the topline in 2026.

On this quarterly update, I will cover:

  • Dissecting the Re/MAX merger

  • Real’s Q2 earnings

  • Combined estimates and industry growth

  • Is there still an emerging moat?
