Late to this but it’s worth having on your long-term radar. There will be a big tiering between:
-“Pasadena” (quickly snapped up by rich Millennials)
-“Cobb/Gwinnett” (potential for transformative redevelopment)

I’d add that return assumption surveys at the end of the 1982-2000 bull market were also 17%. Since yearend 1999 the S&P 500 compounded at 7.6% nominal and 5.4% real. It’s taken the returns of the past few years to get up to these numbers. Most of the past two decades were lower.

The S&P 500 may have hit a new ATH today at 4,277 points, +13.8% YTD, but if you put the index in relation to Fed's balance sheet, it is trading at the same level as in 2008, so equities have traded sideways since 2008, basically counteracting balance sheet expansion. https://t.co/kt8W7R1M2H
